Can I make a Housing Disrepair claim?

If you have been living with disrepair, claiming can be easy. Thousands of people are unaware of the rights they have when a landlord refuses to repair a rented property.
We can get your Landlord to complete the works within a specific period and get you compensation for your suffering.

When are you able to bring a claim?

You can bring a claim for housing disrepair against your Landlord at any point if: -

- Your property suffers from ongoing disrepair
- You have reported the housing disrepair to your Landlord
- Your Landlord has failed to complete the repairs within a reasonable time

There is a six-year limitation on these types of claims. This means that a claim must be brought within six-years of the first complaint to your landlord. However, if your problem has been persistent for more than six years, you can still claim but the compensation will be limited to six years.
If you have answered yes to all three criteria you should call us on 0161 637 8588 to discuss a potential housing disrepair claim today. We offer free advice, whether we take your claim on or not. Speak to our specialist housing disrepair experts to see if you have a claim.

What can I do to ensure I have a strong claim?

We advise all our clients to keep a record of all exchanges with their Landlord. For example, some Landlords send SMS messages and others discuss repairs via email or letters etc. There are a few Landlords that use applications such as WhatsApp and Facebook Messenger. Any proof you have is best to keep a hold of.
It is also a good idea to take images or videos of the disrepair. We can use these to show how the disrepair has gotten worse over time.
