Landlords have a duty to ensure that your property is kept in good repair. If your landlord has refused to complete repairs, you may have an eligible housing disrepair claim against them. If we take on your case, we will;

  • Collect all the necessary evidence. Including getting your full tenancy file from your Landlord, and review all the evidence to assess your current living conditions and how it has affected you.
  • Send out an Expert Chartered Surveyor to to your home at no cost to you to prepare a report identifying all the repairs needed
  • create an agreement for the Landlord to complete the repairs within an agreed timeframe
  • Negotiate an early settlement of your compensation without any court action
  • Support you throughout any court action required. Don’t worry, this is a last resort and our team of experts will be here to support you all the way through.
  • After care – once the claim is settled, our dedicated after care team will contact you once the agreed time is complete to ensure you are happy with all the works. If works are outstanding, further action can be takenfor more compensation and to compel your landlord to complete the repairs;

What is the compensation for?

While there is disrepair within the property, you lose enjoyment of it. As such the compensation is calculated by a portion of the rent paid during the period the property suffered disrepair. So, the longer we can prove that your Landlord was aware of the issues and failed to fix it, the more your claim will be worth.

You can also claim for any furniture or belongings that have been damaged due to the disrepair. It is crucial that you can evidence that the items have been damaged as a direct cause of the disrepair and you can prove that you are the owner of the item.

Finally, you can claim if your health has been negatively affected due to the property being in disrepair. To confirm this, we will request a copy of your medical records to show how your health has been affected due to the disrepair. We can also request the opinion of your General Practitioner, or a medical expert if you have discussed the disrepair with them.
